A commercial interior design brief should connect the customer experience with the work needed to operate the premises. For a retail fit-out, define what is sold, how customers move through the shop and what staff need behind the scenes before comparing renovation quotations.

Map the customer and staff journey

List browsing, consultation, payment, collection and storage needs. Mark displays, queues and staff work areas on a plan. Explain whether stock changes frequently and whether the layout needs modular fixtures rather than permanent built-ins.

Tell designers about product sizes, lighting priorities and equipment. Ask them to show how the proposed arrangement works on busy days as well as in a quiet rendering. Keep access and relevant technical requirements part of the design discussion.

Check the premises and intended use early

Obtain available plans, landlord fit-out requirements and information about the approved use. Ask the appropriate professionals whether the intended business or alterations need planning or fire-safety review. URA advises checking relevant permissions before committing to a tenancy or starting works.

Identify who manages submissions, landlord coordination and specialist appointments. A contractor’s design proposal does not itself establish permission to operate the intended business. Record unresolved requirements before agreeing to an opening programme.

Specify displays, counters and storage

Ask for dimensions, materials, hardware and internal configurations. Confirm whether product-display systems, signage, security equipment and point-of-sale installations are supplied by the contractor or separately appointed vendors.

Check access to sockets and service points, cleaning and the ability to change merchandise layouts. A bespoke feature may look impressive but create an avoidable operating constraint. Request alternatives with clear costs and practical limitations.

Compare the full fit-out price

Identify stripping-out, preparation, partitions, ceilings, flooring, lighting, services, cabinetry, transport and cleaning. Separate loose furniture and equipment from construction where useful. Ask which professional services and application costs are included or excluded.

Have provisional items explained and materials linked to an agreed specification. Clarify who makes good interfaces between the building, contractor and specialist suppliers. Match the tax basis before comparing totals.

Work back from a realistic opening plan

Discuss access dates, product lead times, submission dependencies and commissioning. Keep merchandising, equipment setup and staff preparation in your own opening schedule. Do not treat construction completion and readiness to trade as automatically the same milestone.

Agree payment stages, variations, inspection and aftercare. Ask how the contractor records outstanding work and provides documentation required for the delivered scope.

Frequently asked questions

Can I start fitting out immediately after signing a lease?

Confirm landlord access and the relevant approvals and technical requirements first. The lease date alone does not establish readiness for works.

Should all retail fixtures be built in?

Compare flexibility, product-display needs, maintenance and the complete cost of modular and fixed alternatives.
