To compare renovation quotations in Singapore, first ask every firm to price the same scope. Then check quantities, material specifications, exclusions and payment milestones before comparing the final total. A lower headline price can cover less work; a higher price needs a clear explanation of what it includes.

This guide is for BTO, resale HDB and condo homeowners who are preparing to appoint a renovation company. Use it to turn different-looking proposals into a shortlist you can assess with confidence.

Start with one brief for every renovation company

Give each firm the same floor plan, rooms to renovate, approximate budget, desired completion window and list of work to retain or replace. Separate essentials from optional upgrades. State whether appliances, sanitary fittings, lighting and loose furniture need to be supplied or only installed.

For a resale flat, arrange a site visit where possible. Existing plumbing, wiring, surfaces and previous alterations can affect the proposed work. Ask the firm to identify assumptions that require further inspection rather than treating an early estimate as a final commitment.

If you are still building a shortlist, browse renovation companies at renovation company directory or share your project at request free renovation quotes. Requesting quotes does not oblige you to appoint a firm; responses depend on suitability and availability.

Check these eight areas in every quotation

1. Scope and rooms: Does the quote identify each room and trade, including hacking, masonry, carpentry, electrical, plumbing, painting and cleaning where relevant?

2. Quantities and units: Match cabinet lengths, tiled areas and electrical-point counts. Check whether measurements are estimates and when final measurements will be confirmed.

3. Materials and finishes: Record the cabinet carcass, door finish, countertop specification, tile allowance and hardware model. Ask for the price difference if you select a finish outside the allowance.

4. Supply and installation: Confirm who supplies taps, sinks, lights and appliances, who installs them, and whether delivery, accessories and installation labour are included.

5. Site preparation and disposal: Ask about floor and lift protection, moving materials, debris removal, making good affected surfaces and post-renovation cleaning.

6. Total payable: Confirm whether the stated total includes GST where applicable and identify every compulsory charge. Keep optional items separate from the agreed base scope.

7. Programme and dependencies: Record the proposed start, completion target, material lead times and approvals or owner decisions that could affect the schedule.

8. Payments and aftercare: Match payments to clearly described milestones. Check handover, defects reporting, warranty coverage, exclusions and the process for rectification.

Compare equivalent scope, not just the headline total

Create a comparison sheet with one row per work item and one column per firm. For each row, record quantity, specification, price, exclusions and unanswered questions. Mark missing information as “not confirmed”; do not enter zero for work that a firm has not priced.

Illustrative example only: Firm A quotes S$40,000 but excludes S$4,000 of electrical work and S$2,000 of disposal and protection that you need. Firm B quotes S$45,000 including those items. Once Firm A confirms those additional amounts, its equivalent-scope total is S$46,000. These invented numbers explain the comparison method; they are not market prices or renovation budget estimates. Confirm the tax basis consistently too.

If an omitted item has no confirmed price, leave the comparison incomplete and request a revised quotation. Do not estimate the missing amount and treat the result as a contractual price.

Ask about exclusions before calling them hidden costs

An exclusion is useful when it is clear before you commit. The problem is discovering later that necessary work was omitted or vaguely described.

Ask each firm: “What must I pay for separately to complete this exact scope?” Check electrical and plumbing additions, countertop cut-outs, appliance connections, tile upgrades, removal of existing fixtures, delivery, disposal and reinstatement where relevant to your home.

The official fair trading guide for Singapore’s renovation industry explains the importance of transparent pricing and disclosure of mandatory charges. Use the written quotation and contract to resolve unclear items before signing.

Agree how changes will be priced

Ask how a variation is requested, priced and approved. Get the revised scope, additional charge or deduction, and any effect on the completion date recorded before the changed work proceeds.

A useful question is: “If the design, measurements or site conditions change, how will you obtain my approval and update the price?” Keep a copy of the quotation, drawings, agreed specifications and approved variations so the final bill can be checked against the same record.

Review the payment schedule and handover terms

A payment schedule should say what is payable and what work or deliverable triggers each payment. Clarify how completed work is checked, how concerns are recorded and how remaining items will be addressed at handover. Do not assume a particular percentage split is a compulsory Singapore standard.

Before appointing a firm, ask who manages the project, how often progress updates arrive, who handles defects and which warranty terms apply to each item. A clear process matters alongside the design proposal and price.

Verify the company separately from the quotation

For HDB renovation, check the contractor against HDB’s Directory of Renovation Contractors and confirm the requirements for your proposed work. HDB registration and CaseTrust accreditation are separate checks. Verify the exact contracting entity and current status rather than relying on a logo in a sales proposal.

RenoLinkUp’s listing standard is explained at CaseTrust listing standard. Accreditation, registration and marketplace listing do not guarantee workmanship, price or your project outcome. Read the contract and check relevant recent work as part of your own selection.

A message you can send to your shortlisted firms

“Thank you for the quotation. Before I compare proposals, please confirm the room-by-room scope, quantities, material and hardware specifications, supply versus installation responsibilities, exclusions, applicable GST and total payable. Please also state the payment milestones, proposed programme, variation approval process, warranty and defects procedure. Where an item is provisional, please explain how the final amount will be calculated.”

Send the same questions to every firm and compare the revised written answers. The quality and clarity of those replies can help you assess how the company will communicate during the project.

Frequently asked questions

How many renovation quotations should I compare?

A practical starting point is two or three detailed proposals for the same brief. More quotes help only if you have time to align the scope and clarify differences. This is a planning suggestion, not an official requirement.

Should I choose the cheapest renovation quote?

Choose after checking equivalent scope, specifications, project management, payment terms and aftercare. A cheaper quote may suit your needs, but first establish what is included and what remains unpriced.

Can a renovation package change after a site visit?

A proposal may need revision when measurements, site conditions or your requirements become clearer. Ask the firm to identify provisional items and issue an updated written quotation before you commit to the revised scope.

Is CaseTrust accreditation the same as HDB registration?

No. Check each status separately for the exact business involved. For HDB works, consult HDB’s contractor directory and renovation guidance; for accreditation, check the current CaseTrust information.

Ready to request renovation quotations?

Prepare your floor plan, property type, preferred timing and essential work list. Then request free renovation quotes at request free renovation quotes or browse companies at renovation company directory. Share the same brief with each suitable firm so the proposals are easier to compare.
