3-Room HDB Renovation Packages: What to Include in Your Quote
Compare 3-room HDB renovation packages by storage, kitchen scope, retained finishes and everyday functionality instead of the headline package price.
A 3-room HDB renovation package should support how you use a compact home. Before comparing prices, identify the storage, kitchen and bedroom work you need, then ask firms to price the same quantities and finish standard. The flat type alone does not define the right package.
Choose priorities before requesting proposals
List the household’s daily routines: cooking, laundry, working at home, hosting and storing bulky items. Mark the furniture and appliances you intend to keep on a floor plan. Ask the designer to explain how proposed cabinetry and partitions affect circulation, usable space and maintenance access.
Separate essential installation work from decorative features. A package with more cabinetry can still be a poor fit if it leaves too little usable room or does not store the items you actually own. Request an optional price for features you are not yet certain about.
Check the kitchen and service-area scope
Confirm the actual upper- and lower-cabinet lengths, internal storage, countertop, backsplash and hardware. Identify who supplies and installs the sink, hob, hood and other appliances. Include plumbing connections, electrical requirements and making good around retained surfaces.
For resale flats, arrange a survey before treating the proposed scope as final. For a new flat, check supplied items and applicable alteration restrictions. Ask the firm to identify relevant HDB requirements for the work rather than assuming a standard package has already resolved them.
Make bedroom storage measurable
Specify wardrobe dimensions, internal compartments, drawers and door system. Ask for a layout that shows usable storage and furniture clearances. Confirm exposed panels, finishes, handles and installation details instead of comparing only the quoted cabinet length.
If a bedroom also serves as a study or guest room, ask for separate prices for essential and optional built-ins. Keep access to windows, switches and service points part of the discussion. A clear plan helps you avoid additions after carpentry production begins.
Compare the full price and programme
Ask whether protection, removal, transport, debris disposal, electrical work, painting and cleaning are included where required. Match the tax basis and identify allowances. If final measurements can change the amount, agree when quantities will be confirmed and how changes require approval.
Tell each firm whether you will live in the flat during the renovation. Ask for the proposed sequence, working access and handover arrangements. Confirm payment milestones and the written variation process before paying a booking fee or deposit.
Frequently asked questions
Is every 3-room package suitable for both BTO and resale flats?
No. The starting condition and supplied finishes can create different scopes. Request a proposal for your particular home.
Should I maximise built-in storage throughout the flat?
Balance storage with circulation, flexibility and your actual belongings. Ask the firm to show the trade-offs in the layout and quotation.
