Choose a renovation contractor in Singapore by checking the business, the proposed scope and the team that will deliver the work. A polished portfolio or attractive package can start the conversation, but you still need a clear quotation, appropriate credentials, written terms and a practical communication process before signing.

If you already have two or three shortlisted firms, use the following checks to decide what to clarify in your final discussions.

1. Confirm the exact contracting business

Ask for the legal business name and identifying details that will appear on the quotation, contract and payment instructions. Check whether the brand you met is the same entity you will appoint. Resolve differences before making a payment.

Know who is responsible for your project and which party supplies design, coordination and construction services. If related companies or subcontractors are involved, ask the main firm to explain the responsibilities in writing.

2. Check the relevant registration and accreditation

For HDB renovation, consult HDB’s Directory of Renovation Contractors and the requirements applying to the proposed works. Verify the exact contractor rather than relying on a general claim that a firm handles HDB projects.

CaseTrust accreditation is a separate check. Use the official CaseTrust listing to confirm the business, relevant accreditation and current status. If protection is discussed during the sales process, ask for the actual applicable terms and documents rather than assuming every payment or project risk is covered.

Registration, accreditation and a marketplace listing do not guarantee the final workmanship, price or project outcome. They form part of a broader decision.

3. Review work that resembles your project

Ask to see recent examples with a similar property type, scope and level of finish. A landed-house portfolio may not answer your questions about a compact BTO kitchen; a cosmetic refresh may not demonstrate the coordination needed for an extensive resale renovation.

Ask what work the firm actually completed in each example, who managed it and which design choices affected the result. Where a customer reference is available with that person’s permission, focus on communication, changes, handover and aftercare as well as appearance.

4. Meet the person who will manage the job

Establish whether the salesperson, designer and site coordinator are the same person. Ask who approves drawings, schedules trades, answers technical questions and updates you about progress.

Agree how often updates are provided and which channel records decisions. Ask who covers absences and how urgent concerns are escalated. A named contact and clear process are more useful than an undefined promise to handle everything.

5. Compare the written scope before negotiating the price

Check room-by-room work, quantities, material specifications, hardware, installation responsibilities and exclusions. Ask for clarification of lump sums and provisional items. Match the applicable tax basis before comparing totals.

Use the checklist at the “Compare Renovation Quotations in Singapore” guide linked in Sources & references to identify missing information. A price reduction is only meaningful if you understand whether the scope or specification changed with it.

6. Read the payment milestones and variation process

Ask what deliverable or completed stage triggers each payment. Confirm the written process for approving additions, deductions and any effect on the completion date. Keep revised quotations and drawings together so everyone works from the same record.

If a proposal is described as a limited-time offer, give yourself time to resolve important questions. Clarify any booking fee, cancellation provision or other commitment before paying. A verbal assurance should be recorded in the agreed terms where it matters to your decision.

7. Define handover and aftercare

Ask how the final inspection is arranged, how outstanding items are recorded and how rectification is scheduled. Check warranty periods, coverage and exclusions for the relevant works and products.

Confirm whom you contact after handover and which supporting documents you receive. Keep the final specification, invoices, approved variations and warranty information accessible rather than relying on a chat history alone.

8. Choose for your requirements, not someone else’s ranking

Compare how well each firm understands your priorities, explains trade-offs and responds to the same questions. Look for specific written answers and a scope you can afford and assess. Do not treat popularity, follower counts or a recommendation as a substitute for your own checks.

RenoLinkUp’s listing approach is described at CaseTrust listing standard. Review that standard alongside your independent verification and contract discussions.

Frequently asked questions

Is an interior designer or a direct contractor better?

Choose the service scope you need. Ask who provides design, drawings, project coordination and construction, and how those responsibilities and fees are recorded. The job title alone does not answer this.

Should I appoint the firm with the lowest quotation?

First align the scope and specifications. Then consider the project team, programme, payment terms, communication and aftercare alongside the price.

Does a marketplace choose the contractor for me?

RenoLinkUp helps you discover suitable companies and request quotations. You decide whether to appoint a firm and enter the renovation contract directly with that business.
